Madurai, widely known as the Temple City of Tamil Nadu, is one of the most visited cultural centers in South India. Properties situated within a 500-meter radius of metro stations usually experience price appreciation ranging between 10 percent and 20 percent. This increase happens because of new commercial activity, improved land use, higher footfall and greater demand for residential properties around metro corridors.

Developers often show interest in constructing housing projects, commercial complexes and mixed-use developments near metro stations. As a result, the metro project is expected to boost real estate growth along the proposed routes in Madurai.

Current Issues and Delays in Madurai Metro

Despite the planning progress, the Madurai Metro project is facing delays in receiving final approval from the central government. The Ministry of Housing and Urban Affairs returned the Detailed Project Report because Madurai’s population, as per the 2011 Census, is below the required 20 lakh population threshold under the 2017 Metro Rail Policy. The Tamil Nadu government has argued that population growth since 2011 has pushed the city well beyond the old numbers and that the project is necessary to meet future transportation needs.

Another challenge involves route alignment issues. Some parts of the proposed metro line overlap with national highway areas where the National Highways Authority of India has planned underpasses. These alignment conflicts must be resolved before construction can begin.

After final approval, elevated sections of the metro may take three to three and a half years to complete, while underground stretches may require around four and a half years. If approvals are cleared soon, the metro can still aim for its targeted completion year of 2027.
