Tesla Signs Five-Year Lease for Its First Showroom in India

In a significant step toward its long-awaited entry into the Indian market, American electric vehicle (EV) giant Tesla has leased a 4,000-square-foot space in Mumbai’s upscale Bandra Kurla Complex (BKC) business district. This showroom, located in the Maker Maxity building, will serve as the company’s maiden retail outlet in the country.

According to documents shared by CRE Matrix, Tesla will be paying a monthly rent of over ₹35 lakh for the prime commercial space, which also includes dedicated parking slots. The lease agreement, which spans five years, includes an annual rent escalation of 5%, bringing the monthly rental to nearly ₹43 lakh in subsequent years. The total lease deal commenced on February 16, 2025.

The showroom is strategically positioned on the ground floor of Maker Maxity, in close proximity to India's first Apple Store, further solidifying BKC’s reputation as a hub for high-end global brands. The space has been leased from Univco Properties, and the rental agreement was officially registered on February 27 between Univco and one of Tesla’s Pune-based business entities.

As per the agreement, Tesla will be paying ₹881 per square foot at the initial rental rate. Additionally, the company has deposited ₹2.11 crore as a security deposit for the lease. In U.S. dollar terms, the annual rent for the showroom is approximately $446,000.

Tesla has been eyeing the Indian market for several years, but its entry was delayed due to challenges such as high import duties, regulatory hurdles, and the lack of EV infrastructure. However, after renewed negotiations with the Indian government and improvements in the country’s EV ecosystem, the company has now taken a decisive step toward establishing its presence in one of the world’s fastest-growing automobile markets.

This move is expected to pave the way for Tesla’s larger plans in India, potentially including local assembly or manufacturing in the future. For now, the Mumbai showroom will allow the brand to showcase its imported electric vehicles to Indian consumers and gauge market response before expanding further.
