Sundaram Alternates Hits Big with ₹1,000 Crore Real Estate Fund

Sundaram Alternates, part of the Sundaram Finance Group, has reached a major milestone by raising more than ₹1,000 crore for its Sundaram Alternative Opportunities Series – High Yield Secured Real Estate Fund IV (SA RE Credit Fund IV).
This fund aims to support real estate projects across South India, with a focus on mid-market residential developments. The team partners with well-known and trusted developers who have a strong track record of completing projects on time. This approach helps reduce risks and ensures better outcomes for investors.
Over the past seven years, Sundaram Alternates has built a solid reputation for its smart investment strategies. The firm’s senior-secured underwriting model prioritizes capital protection while delivering consistent returns. So far, 70% of the current fund has already been invested, generating an impressive internal rate of return (IRR) of nearly 19%.
The fund has attracted a wide range of investors, including large institutions, corporate treasuries, family offices, and high-net-worth individuals.
Overall, Sundaram Alternates manages approximately ₹7,000 crore ($850 million) in alternate assets and has invested more than ₹3,200 crore in senior credit. Their investments consistently deliver returns of 18-20%, providing a safety buffer and strong mid-teen net returns for investors.
