Private Equity Investment in Indian Real Estate Grows 6%

Private equity (PE) investment in Indian real estate rose by 6% to USD 2.82 billion between April and December 2024. This growth was largely driven by increased investment in industrial and logistics parks, as reported by real estate consultancy Anarock.

While the number of PE deals dropped to 24 from 30 in the same period last year, the total value of these deals still saw a rise, from USD 2.66 billion to USD 2.82 billion. Foreign investors played a major role, contributing 82% of the total PE investments.

The industrial and logistics sectors took the largest share, with 62% of the total investments. Other sectors also received attention, with housing getting 15%, office spaces 14%, and mixed-use projects 9%.

Shobhit Agarwal, MD and CEO of Anarock Capital, pointed out that just 10 deals accounted for 93% of all PE transactions during the first nine months of the fiscal year. The biggest deal was a USD 1.54 billion warehousing transaction between Reliance, ADIA, and KKR, which helped boost the logistics and warehousing sector. Another major deal was a USD 204 million investment by Blackstone and LOGOS.
