Investing in Gunjur and Noida Expressway: Growing Demand and Rising Prices

Housing prices in the outskirts of Bengaluru and Delhi-NCR have been rising sharply, making areas like Gunjur and Noida Expressway attractive to buyers and investors.

In Bengaluru, Gunjur has seen a significant 69% increase in housing prices over the last five years. The cost has risen from Rs 5,030 to Rs 8,500 per square foot. This rise is driven by better connectivity, more affordable prices, and larger land parcels, which are now attracting developers to build premium residential projects. Similar growth is seen in other peripheral areas like Devanahalli.

In Delhi-NCR, the Noida Expressway has also experienced a 66% price increase, going from Rs 5,075 per sq ft in 2019 to Rs 8,400 per sq ft in 2024. Other nearby areas, like Sohna and New Gurugram, saw price hikes of 43% and 59%, respectively. The Dwarka Expressway led with a massive 93% rise, reaching Rs 10,350 per sq ft.

Experts say these price increases are due to infrastructure improvements, such as metro extensions and better expressway connectivity. The upcoming Jewar International Airport is expected to push prices even higher in Noida-Greater Noida, with an annual growth forecast of 10-15%. The Noida Expressway’s strategic location, with easy access to key regions like Noida and Greater Noida, has made it a prime residential area.

In Bengaluru, the demand for homes in peripheral areas is growing as more buyers look for affordable yet well-connected properties. Developers are now focusing on building high-end homes with luxury amenities and green spaces in areas like Gunjur and Devanahalli. This trend has led to a sharp rise in property prices, even surpassing some prime locations.

Overall, both Bengaluru and Noida's peripheral regions are becoming popular real estate hubs. With ongoing infrastructure development, these areas are expected to see continued price growth, making them promising for future investments.
