IBM Expands NCR Presence, Leases 61,000 sq. ft. Office at Green Boulevard Noida
Noida: Technology company IBM has rented 61,000 square feet of managed office space at Green Boulevard, Noida. The space has been leased from flexible workspace provider Incuspaze. Spread across two floors, the new office can fit more than 800 employees, offering modern seating and facilities to match the needs of big companies.
This step adds to IBM’s larger office presence in the National Capital Region (NCR). Recently, the company had also leased 260,000 sq. ft. at TRIL Tower in Gurgaon, a project by Tata Realty.
Green Boulevard’s Growing Corporate Appeal
Green Boulevard is a 5-acre commercial hub in Noida and is home to several global companies such as Nokia, Accenture, Tata Consulting Engineers, and Lumen Technologies. Experts say the addition of IBM makes the location more attractive for multinational firms that are looking for Grade-A offices with good connectivity and modern infrastructure.
Strong Demand for Offices in India
India’s demand for office space has gone beyond just employees returning to work after the pandemic. New factors are pushing the growth of Grade-A office absorption in major markets like NCR, Bengaluru, and Pune.
| Growth Driver | How It Helps the Market |
|---|---|
| Expansion of Global Capability Centers | Multinationals bring more jobs and set up bigger teams in India |
| Flexible workspaces | Companies like flexible, short-term office options instead of long contracts |
| Startups and unicorns | Fast-growing firms need modern, scalable offices |
| Big Tech expansion | Large global tech players continue to expand staff and activities |
| Employee experience | Modern designs and facilities improve comfort and productivity |
These factors show why cities like Noida and Gurgaon continue to attract international companies and technology majors.
Flexible Workspace Market Rising
India’s flexible workspace market is expected to reach USD 2.08 billion by 2025. Large enterprises are moving away from only using traditional offices and are now choosing managed, service-driven spaces. These let businesses scale up or reduce seats quickly while also offering a better overall workplace for employees.
Incuspaze Expands Fast
Incuspaze, the workspace partner for IBM in Noida, has been growing quickly. The company is active in 18+ Indian cities with a total portfolio of over 4 million sq. ft. In FY25, it added 1.7 million sq. ft. across Delhi NCR, Bengaluru, and Pune, and also entered Jaipur’s emerging office markets.
With rising demand, Incuspaze is targeting revenues of ₹350–400 crore in FY26 and is also considering a possible IPO in the near future.
The demand for flexible, enterprise-grade offices in India is expected to stay strong, supported by expansion from global companies, startups, and tech firms. IBM’s new office at Green Boulevard, Noida, highlights this trend and shows how multinational companies are increasingly choosing managed office solutions to support growth and improve workplace experience.
