Zomato Hyperpure, the business-to-business (B2B) supply arm of Zomato, has expanded its warehousing capacity in the Mumbai Metropolitan Region (MMR) with two large lease agreements. The company has taken up more than 5 lakh sq ft of warehousing space across Bhiwandi and Palava, two growing logistics and industrial hubs in Maharashtra. This expansion highlights the firm’s plan to strengthen its supply chain and cater to restaurants, hotels, and caterers with reliable supplies.

Zomato Hyperpure Lease in Bhiwandi

In August 2025, Zomato Hyperpure signed a five-year lease for 2.5 lakh sq ft at One K Square Park in Bhiwandi. The rent payments will begin in March 2026. The leased property is from Pyramine Space, and according to official registration documents, the company paid a security deposit and registration charges to complete the deal.

Why Warehousing is Critical for Zomato Hyperpure

Zomato Hyperpure, which was launched to supply fresh and high-quality ingredients to restaurants and kitchens, relies heavily on warehouses to manage and distribute inventory. Each facility acts as a supply chain hub with cold storage, packing, and logistics management.

By leasing in Bhiwandi and Palava, two of Maharashtra’s leading industrial real estate clusters, Hyperpure ensures proximity to transport corridors like highways and urban markets. This helps reduce delivery time and improve efficiency for hotels, caterers, and restaurants across Mumbai and nearby regions.

Combined Impact of Both Leases

Together, Zomato Hyperpure has leased more than 5 lakh sq ft of modern warehousing space in less than a year. The company will initially spend close to Rs 1.5 crore per month on rent from both warehouses, with annual 5% escalation. By the end of the lease terms, this monthly commitment will grow further, showing strong confidence in long-term business growth.

This large investment signals that Zomato is focusing not only on consumer-facing food delivery but also on building a dependable B2B restaurant supply ecosystem through Hyperpure. With a trusted warehousing network, the company can guarantee better sourcing, cleaner produce, and efficient delivery to its partners.

Industrial Real Estate Angle

For the real estate and logistics sector, such deals add momentum to the Grade-A warehousing market in India. MMR, especially Bhiwandi and Palava, has become a preferred region for e-commerce, retail, and food supply chains due to its infrastructure and connectivity. Experts expect more large-scale warehousing deals in these hubs as demand for organized supply chains continues to rise.

With new leased warehouses in Bhiwandi and Palava, Zomato Hyperpure is setting up a strong backend network for the food and restaurant industry. The brand is positioning itself as a reliable and modern supply partner for restaurants, hotels, and caterers. These strategic moves in the Mumbai Metropolitan Region underline the company’s expansion into B2B food supplies and highlight how warehousing has become the backbone of this vision.
