Objective of PMAY-U 2.0

The main goal of PMAY Urban 2.0 is to offer affordable housing solutions to eligible urban families by giving them financial support. It also promotes inclusive development by focusing on women, scheduled castes (SC), scheduled tribes (ST), other backward classes (OBC), and even transgender individuals.

Helps families with land to construct their own pucca house. In cases where beneficiaries lack land, state governments will assist in providing land rights.

2. Affordable Housing in Partnership (AHP)

Involves building houses through collaboration with states, UTs, private developers, and public agencies. Beneficiaries purchasing homes under AHP can receive housing vouchers.

3. Affordable Rental Housing (ARH)

This sub-scheme provides affordable rental homes to urban migrants, students, working women, and industrial workers.

4. Technology Innovation Grant (TIG)

A grant of ₹1,000 per square metre is offered for construction using innovative and sustainable building technologies.

  • Must belong to EWS, LIG, or MIG category

  • No pucca house should be owned by the applicant or any family member

  • Should not have availed benefits under any government housing scheme in the last 20 years

Recent State-Wise Approvals and Beneficiary Breakdown

As of March 2025, the Ministry of Housing and Urban Affairs sanctioned 3.52 lakh new houses under PMAY 2.0 in ten states including Arunachal Pradesh, Andhra Pradesh, Bihar, Jammu & Kashmir, Odisha, Puducherry, Rajasthan, Telangana, and Uttar Pradesh.
