Yamuna Expressway Plot Schemes 2024–25 – YEIDA

The Yamuna Expressway Industrial Development Authority (YEIDA) has been actively pushing forward residential development projects around the upcoming Noida International Airport in Jewar. Several new plot schemes have been launched with attractive prices and flexible payment plans, offering great opportunities for both end-users and investors.
Latest Residential Plot Scheme in Sector 18, Pocket 9B
YEIDA recently launched a new affordable residential plot scheme in Pocket 9B of Sector 18, Noida. This scheme offers 276 plots, each measuring 200 square meters. The price has been set at ₹35,000 per square meter, which means each plot costs ₹70 lakh. The registration amount is ₹7 lakh. Out of these, 214 plots are reserved for the General category. Allotments will be made through a lottery draw.

One condition to note is that successful allottees must complete the construction of their homes within three years of signing the lease deed.
Upcoming Plot Scheme in Sector 15C Under Master Plan 2041
YEIDA is also planning to roll out another plot scheme in Sector 15C. This will be part of the Master Plan 2041. The plots in this scheme will be priced at ₹25,900 per square meter. The scheme is expected to launch in FY 2025–26 after receiving RERA approval. The total number of plots to be offered hasn’t been disclosed yet.
Massive Plot Offering Across Multiple Sectors
In a bigger move, YEIDA is offering 361 residential plots across Sectors 16, 18, 20, and 22D. These plots come in seven different sizes, ranging from 120 to 4000 square meters, with prices fixed at ₹25,900 per square meter. These plots enjoy excellent connectivity through the Yamuna Expressway and the Eastern Peripheral Expressway.

Diwali Special: 821 Residential Plots
In a festive push, YEIDA launched a scheme offering 821 residential plots in Sectors 18 (Block 9A and 9B) and 24A. These plots are mainly smaller in size (120 to 250 square meters), aligning with the aim to promote compact homes. A 17.5% reservation is available for farmers whose land has been acquired.

High-Investment Plot Scheme for Developers
YEIDA has also launched 20 large-sized plots in Sectors 17, 18, and 22D aimed at institutional buyers and developers. These plots range in size from 11,513.72 sqm to 89,034 sqm, with prices starting at ₹32,375 per sqm.

YEIDA isn’t just focusing on plots. Around 1200 ready-to-move flats are also available in Sector 22D. This scheme runs from September 19, 2024 to March 31, 2025.
