The Greater Noida Authority is planning to launch new housing schemes in the region soon. Although there are no active housing projects at the moment, the authority is making significant efforts to roll out new opportunities for homebuyers and real estate investors. Recently, the authority held a high-level meeting on April 4, 2025, where officials met with over ten institutions to discuss upcoming projects.

In July 2024, the Greater Noida Authority launched the ‘Builder Plots’ scheme, where five plots located in different sectors of Greater Noida were made available for e-auction. The key dates of this scheme were as follows:

Commercial Plot Scheme – June 2024

The authority also introduced a scheme for commercial plots across four different sectors: Sector 10, 12, Delta 1, and Sector 1. A total of 12 plots were offered with sizes ranging from 3,600 to 10,600 square meters. The price was fixed at ₹90,821 per square meter.

    • Option 1: Pay full amount within 60 days and get a 2% rebate

    • Option 2: Pay in 4 quarterly instalments (within a year) at 10% simple interest

Additional Charges:

  • Mortgage Fee: ₹1,000

  • Collateral Security: ₹5,000

  • Location Charges: Applicable based on the plot and sector


Flat-Related Charges for Multi-Storey Buildings

Once a flat is allotted, the buyer must pay the following:

Location Charges ₹100/sq ft (1st to 6th floor)
Corpus Fund ₹1 lakh (1 BHK), ₹1.5 lakh (2 BHK), ₹2.5 lakh (3 BHK)
Transfer Charges ₹250/sq m to ₹600/sq m depending on plot size
Payment Options:  
- Full payment in 90 days 5% rebate
- 50% in 60 days, balance in 2 years Interest at SBI MCLR + 1%, 2% rebate on last installment if paid on time
- 30% in 45 days, 70% in 4 years Same interest, 3% penalty on late payments

Eligibility Criteria

To apply for any GNIDA housing scheme:

  • Must be an Indian citizen

  • Age 18 or above

  • Neither the applicant nor their immediate family should already own a GNIDA plot or flat

  1. Visit the GNIDA official website or the Residential Scheme portal

  2. Choose your preferred scheme and payment plan

  3. Select your flat based on BHK, sector, and size

  4. Fill in personal details and upload required documents
